Most buildings we take on have no reliable history. Previous repairs are undocumented, inspection findings are lost, and owners are making decisions without the full picture. Building Passport exists because we needed a better way to look after buildings over time — and because the people responsible for them deserved the same visibility we had.
A drone can photograph a roof. It can't feel a loose slate, test a flashing joint, or identify a crack that's only visible at arm's length. Our technicians are on the roof — physically checking every element, lifting slates where needed, pressing mortar joints, and identifying anything that's moving, soft, or ready to fail.

Building Passport records everything that matters about the outside of your building. The stonework, the roof, the rainwater goods, the metalwork. Each element gets its own structured record. What it's made of, what condition it's in, what's been done to it, and what needs watching.
When something's identified as a defect, it stays in the record. You can see whether it's been monitored, when it was last looked at and when it was repaired. Nothing gets quietly forgotten between visits.

Property Health Score
A single score summarising your building's current condition. It updates after every inspection and gives you an immediate sense of whether things are improving, holding steady, or deteriorating. Useful for factors managing multiple buildings and for owners who want a quick answer before reading the full report.
Surface Canvas
A visual representation of your building's elevations with defects, repairs, and monitored items pinned to their exact location. Instead of reading a description and guessing where a crack is, you can see it on the building. This is how our technicians record findings in the field and how you review them afterwards.

Item Packs
Every element of your building, from a chimney pot to a downpipe bracket, gets its own structured record. Material, condition, defect history, repair history, photographs. All captured in a consistent format that makes comparison across inspections straightforward.
Defect and Monitor Tracking
When a defect is identified, it enters the system and stays there until it's resolved. It can be graded, monitored across inspections, escalated, or closed out with evidence. Nothing gets quietly forgotten between visits.
Inspection Spine
A chronological record of every inspection carried out on the building. Each one links to the findings, the reports generated, and the defects identified. Over time, this builds a complete maintenance history that no single inspection report can provide.
Three PDF Report Types
Summary, detailed, and client-facing reports generated directly from live data. No rewriting, no reformatting, no risk of the report not matching the record. Each report reflects the current state of the building at the time it's produced.
Client Map
